State selling EUR 13m in real estate to finance public housing

Ljubljana, 16 April (STA) - DSU, the state-owned real estate management company, has started selling four large commercial properties at a total asking price of EUR 13 million. The proceeds are intended to be used for building public rental housing. The first project involving 32 apartments in Ljubljana could be launched as early as this year.


DSU, which took over the real estate business of Slovenian Sovereign Holding (SSH) last September, is advertising on its website the sale of building land in the Brnik commercial zone, and plots in Maribor, Nova Gorica and Ljubljana.

In the commercial zone adjacent to Ljubljana Jože Pučnik Airport, the company is selling three plots of land that can be used for the development of shopping centres, fairgrounds, amusement parks or other commercial venues.

Bids for the plots that measure 4,200 m2, 23,800 m2 and 36,600 m2 and are for sale at asking prices of EUR 3.1 million, EUR 2.1 million and EUR 560,000, respectively, are being accepted until 30 April.

In the shopping centre in Vetrinjska Street in Maribor, DSU is selling around 2,700 m2 of renovated retail space which is currently occupied by clothing retailer H&M. The asking price is EUR 1.5 million, and bids are being accepted until 9 May.

Premises of various sizes are also available to be purchased or leased in the Eda Center in Nova Gorica.

DSU is collecting binding bids for the purchase of two floors with commercial and archive premises and storage facilities that total around 1,600 m2, which are being leased to a state institution. The asking price is EUR 1.5 million.

In a commercial building in Kavadarska Road in Ljubljana, three units are for sale on the ground floor and two parking spots in the car park. Two units measure 1,000 and 900 m2 and are suitable for immediate use, while the remaining unit measuring around 40 m2 needs to be further developed.

The asking price is set at EUR 3.2 million, and bids are being accepted until 3 June.

DSU said that, in accordance with the national equity management strategy, the proceeds will be mainly used for building public rental housing.

"These are apartments that will provide proper, safe and quality accommodation at an affordable price, primarily for the middle class," the company said.

One of the first potential projects could be the Šmartno project in Ljubljana, where the construction of an initial 32 flats is scheduled to begin this year. If all conditions are met, these apartments could be finished at the end of next year.

DSU thinks that with the property it took over from SSH, it would be possible to build between 2,000 and 2,500 public rental apartments in ten years.
